Development Feasibility Engine

Real-Time Massing & Unit Mix

Explore development scenarios, evaluate buildable area and optimise project potential in minutes, not weeks. A custom parametric tool we build for each developer around the site, the planning codes and the cost model.

Built around your projects, not a template

City Block is a parametric model made to order for early-stage development decisions. Move the plot boundary, podium, towers, facade or parking, and the volumes, areas, apartment mix, parking balance, landscaping, sunlight and budget update on the spot.

The demo runs on a sample plot with local norms and adjustable prices. Your version is configured around your land, your regulations, your apartment standards and your construction rates.

What slows developers down, and what we do about it

  1. Weeks of studies before a land deal. We set up a model that shows how much can be built on a plot in minutes, so you can price the land before you sign.
  2. Options you can’t compare. Every scenario comes out in the same one-page report, so the board compares numbers, not pictures.
  3. Every change means redrawing. We encode your rules once: setbacks, floor heights, apartment sizes. After any edit, areas and schedules rebuild themselves.
  4. Regulation issues found too late. Parking ratios, playgrounds and fire access are built into the model and flagged the moment a scenario breaks them.
  5. Concept that never reaches BIM. Clean handover to Revit, ArchiCAD and Tekla through IFC, Rhino.Inside.Revit and Dynamo, with no remodelling.
  6. Static renders for investors and buyers. An interactive web 3D model for investment committees, sales offices and public consultations.

What the engine calculates

Site & massing
Site area, above-ground GFA, FAR and density, footprint and coverage, height, floors, building volume
Area by use
Retail, flexible amenity, offices, serviced apartments, apartments, underground parking
Net & saleable areas
Efficiency (K1), saleable area, office NLA and workplaces, retail GLA, total saleable and leasable area
Unit mix
Studios to 4-bedroom apartments, target vs actual share, number of units and residents
Parking
Required vs provided spaces, ramps, fire compartments and stairs on every underground level
Outdoor & green
Green area ratio, playgrounds and rest areas, roof gardens
Design checks
Insolation, fire access lane, tower slenderness, typical floor efficiency, lifts and stairs, wind at street level
Cost & economics
Construction cost, cost per m², facade cost, sales value, margin before land and finance, construction time

The demo uses local norms and adjustable prices for a concept-stage estimate. In your version we plug in your regulations, product standards and construction rates.

From concept to BIM, with AI

The model is built in Rhino and Grasshopper with Python, and connects to your BIM workflow: Revit, Revit API, Dynamo, pyRevit, Rhino.Inside.Revit, ArchiCAD, Tekla, AutoCAD and open IFC. Results go out as IFC, DWG, OBJ and Excel reports.

We use applied AI where it saves time: generating and ranking options, checking key figures against codes, and preparing documents. The parametric model stays the source of truth, so every number can be traced and verified.

How we build it for you

  1. Audit. Your land, regulations, product range and the decisions you want to speed up.
  2. Pilot. A working model on one of your plots, with your figures and construction rates.
  3. Integration. Export to your BIM workflow, reports for the investment committee, a web version for sales.
  4. Support. New rules, products and regions as your portfolio grows.

Frequently asked questions

Who builds feasibility tools for real estate developers?

Parametric Box is a computational design studio for architecture, facades and BIM automation. We build custom feasibility engines, massing tools and configurators for developers and their design teams.

Can it follow our local codes and cost model?

Yes. The demo shows a sample set of local norms; your version uses your regional planning codes, parking and green area standards, insolation rules and your own cost base.

Does it work with Revit, IFC and our BIM workflow?

Yes. We export to IFC, build Revit plugins and Dynamo scripts, and use Rhino.Inside.Revit, so the chosen scenario goes straight into design development.

Do you use AI?

Yes, for option generation, KPI and code checks, and documentation. Always on top of a parametric model you can verify.

Can we show it to investors and buyers?

Yes. The engine runs in a browser, so it can be embedded on your website or used in sales offices and investment presentations.

How do we start?

Send us a site plan or a current project and the decision you want to speed up. We will propose an audit or a pilot.

Which decision do you want to make faster?

Send us a site plan, a current project or a process you want to automate. We will propose an audit or a pilot of a custom feasibility engine for your portfolio.
